I will provide you with outstanding customer service from your initial call, and beyond closing.  This includes returning your calls (if I actually miss any) and emails as soon as possible and getting your questions answered.  I do try to always answer the phone but if I am with a customer I will give them the same respect I give to you.  Should you choose me as your Realtor, please be respectful. I will never call you before 10am or call you after 7pm. You are welcome to call me anytime between 9am and 8pm but calling or texting at midnight, 3am, 6am is unacceptable and will result in you having to find another Realtor to work with. I will give you the same respect you give me.

I take the time to identify what is most important to YOU about selling your house.  It is not always price!  I also walk through your house AFTER you sign the listing agreement and make a cost-effective list of suggestions that may make it sell better.  


I am extremely picky about pictures and your listing includes my photos but if you want a professional photographer, I have a contact who charges my sellers a nominal fee for outstanding photos and is licensed for aerial views as well!  You are welcome to utilize them for your listing photos!

I have implemented an effective marketing strategy that includes getting maximum exposure on your house through many channels such as Realtor.com, Trulia, the evil Z-word website and nearly 900 other popular real estate websites.  I add all my listings as sneak peaks on Facebook as I'm editing the pictures and the Realtors I have as friends immediately check to see what buyers they have that would be a good fit before it even hits the market!  I don't charge other Realtors any  junk fees so they bring their best buyers to your house first!

When taking your listing information I will find out how much you or your tenant requires for the house to be shown.  I will coordinate all of the home showings and help make your property as accessible to prospective buyers as possible.  I will be honest with you at all times and will be easily reached by you or agents wanting to show your property.  While I do ALWAYS request feedback on the showing, it is not always given.  When I do have feedback I will share it with you so you can see what others think.  My ultimate goal is to get you multiple offers at a top price!

I will present ALL written offers!  I do not accept any verbal offers.  I do not want any grey areas when handling something as big as helping you sell a property.  I will prepare a seller net sheet outlining estimated closing costs, identifying offer terms and contingencies and letting you know what your estimated NET is.  I will also help you negotiate offers and make sure that all paperwork is in order.  I fight for what is best for my customer and I truly treat every listing like it is my house!  While under contract, I will monitor the buyer’s loan process and the timely completion of inspections and release of contingencies all the way to closing!
